Q:  Can I move into my apartment before my lease starts?

A: The move-in date for all Greenwich Court apartments is printed clearly on the front page of the residential lease. Due to the condensed period of time our staff has to prepare the units for incoming residents, requests for early move-in will not be honored. If a resident has a scheduling conflict, we advise that person to resolve the matter autonomously. We are committed to providing incoming residents with clean, repaired and well-maintained living spaces. Any moving of belongings in to an apartment before the designated lease start date will hinder the work of contracted repairmen, painters and carpet cleaners.


 

Q: How is my apartment furnished?

Q: Does my apartment come with a microwave, blender, coffee maker, linens, utensils, etc?

A: Only apartments on the 2nd floor of the building (Style A and Style G) are provided with microwaves. All other units do not have microwaves.  In addition, none of the apartments come with any silverware, bedding, or small appliances like toasters, coffee makers, blenders and the like.  Tenants must provide their own kitchenware, linens and any small appliances.  Again, the only exception to this is that microwaves are provided to the 1 and 3 bedroom units on the 2nd floor.


Q: Does Greenwich Court Apartments permit semester or 6 month leases?

A: No. Our leases run from August-August only.


Q:  I plan on studying abroad for a semester.  Can I sublease my apartment for a portion of the year?

A: Absolutely! Any resident who would like to sublease his or her apartment may do so by first contacting the rental office.  We will give you the necessary paperwork and discuss the security deposit that must be paid by the sub-tenant prior to him/her moving into the apartment.


Q: I want to live in a 6 person apartment, but my group hasn’t found a 6th person yet.  Does Greenwich Court Apartments provide a roommate matching service?

A:  The short answer to this question is no.  However, if someone calls our office and is need of a spot in an apartment, we will take his or her contact information.  We will then give that information to any apartment that informed us they are looking for extra roommates. The decision to contact them is entirely up to you.


Q: What is a security deposit and when is it due?

A: The security deposit is an amount equal to your portion of the apartment rent that you pay to us upon completing the credit application and before signing the lease for your apartment.  Your security deposit is held in escrow until the end of lease term.  Once your lease has ended and you move out, your apartment will be inspected for any damages and cleaning fees.  The total amount of the charges will be split evenly between all tenants on the lease and deducted from each of your individual security deposit accordingly. You may not use your security deposit to pay your rent.


Q: I moved out and the lease term has ended.  When will I receive my security deposit money back?

A:  As specified in your lease, your security deposit will be returned to you less any damages or cleaning fees no later than 30 days after the end of the lease term.


Q: My roommate broke a chair in our apartment.  How do I avoid seeing this charge on my security deposit refund?

A:  The only way to avoid seeing this charge split evenly among all tenants would be for the guilty party to admit to the damage in writing (via email is okay too) PRIOR to the end of the lease.  We will charge them accordingly and you will not see the charge reflected on you individual security deposit.


Q. I am locked out of my apartment.  What should I do?

A.  If it is during normal business hours, Monday – Friday, just stop by the rental office and we can help you out. The number you can call after hours / on the weekends if this happens to you is: 814-883-2959 (emergency maintenance). If they do not answer, please call Sharkies bar 814-238-3566 and explain that you are locked out of your apartment. They will help you get in. Be prepared to show photo ID.

 


Q: When is rent due each month?

A: Rent is due no later than the 5th of each month.  Any rent money received after the 5th, will be subject to late payment fees as per your lease agreement.


Q: What is my mailing address?

A: 418 East College Avenue, Apt:___, State College PA 16801


Q: My grandma wants to mail me a large package.  Where can I pick it up?

A: Anything that is too big to fit in your mailbox will be brought to the office.  You will be notified and your stop by the office during business hours to pick it up. In addition, to avoid packages being forgotten in the office, a member of staff will deliver all unclaimed packages by the end of the day, Monday – Friday.


Q: Where is my mailbox?

A: All apartment mailboxes are located at the bottom of the interior stairwell on the ground floor of the building.


Q: My apartment is messy.  Do you provide vacuums and cleaning supplies upon request?

A: No. A vacuum and cleaning supplies are a great investment for every apartment.  McLanahan’s on the ground level of the building has numerous cleaning tools and supplies available for purchase.


Q: Is Greenwich Court Apartments pet friendly?

A: No.


Q: Does Greenwich Court have any parking spots available for rent?

A:  We do have a limited number of permit spots.  However, these are almost always rented by the commercial tenants on the block. Be sure to keep checking back for any open availability.  Another great option would be to call the Penn State Parking Office at: 814-865-1436 or the State College Borough Parking Office: 814-278-4769


Q: Does Greenwich Court Apartments have on-site laundry facilities?

A: Yes! Our coin-operated (quarters only) laundry rooms are located on the 3rd and 4th floor of the building.  The washers cost $2 to use and each cycle lasts approximately 28 minutes.  The dryers on the 3rd floor cost $1 to start.  The drying cycle lasts 40 minutes, and you can add quarters as needed (1 quarter = 10 minutes).  The dryers on the 4th floor cost $.50 to start and each cycle lasts 20 minutes.  You need to add an additional $.50 for another 20 minute cycle.  The rental office on the second floor will sell you quarters in rolls of $10.


Q: I followed the procedure to use the washers and dryers, but my clothes are not properly washed and are still wet. What’s the deal?

A: Many students who move into the building have little experience using a commercial washer and dryer.  It is important to remember not to overfill the washing machine. Clothes should be arranged loosely in the wash tub and should not be blocking the machine’s agitator.  Do not stuff as much laundry as you can into the machines – this will damage them and they will not wash your items correctly.  In addition, do not overfill the dryers.  Before loading the dryer, make sure that lint trap is clean – this ensures proper airflow. Be reasonable about the amount of wet laundry you put into the dryer. Heavy cotton garments like jeans and sweaters or linens like comforters and towels will take longer to dry than other items.  Overfilling the dryers will lead to damage to the machines and your clothes will not dry properly.


Q: Can I bring my own couch, desk, dresser and other misc. furniture items? Can you remove the furniture that is included with my apartment if I don’t want it?

A: Tenants are permitted to bring extra pieces of furniture.  A common example: Each bedroom in all apartments only has 1 desk provided, so tenants often bring extra desks. This is perfectly fine.  However, the furnishings that are provided with your apartment are required to stay in the unit for the duration of your lease term. This is outlined in the Rules & Regulations of your Lease Agreement.


Q: I lost my apartment key! What do I do?

A: Notify the office that you have misplaced your key.  We will give you a temp key so you can get into your apartment and replace the key for a fee.


Q: My cable and/or my internet is not working.  What should I do?

A:  Windstream is your internet AND cable provider.  Call Windstream technical support: (866) 445-0978 (24/7)  or the local State College Windstream branch: (866) 454-1986.  You can also use your smartphone to send Windstream an email – support@windstream.net


Q:  What are your office hours?

A:   Our offices are now open Monday – Friday 8:30 am – Noon & 1:00 pm – 4:30pm. We are closed Saturday and Sunday. If you need any assistance during the hours of Noon – 1pm Monday – Friday, please call the office (814-237-4373) and we will be happy to assist you.

 


Q:  Can I hang items from the walls by using nails, sticky tack, and/or command strips?

A: As specified in your lease agreement, tenants are not to be hanging tapestries, posters, canopies, etc from the ceiling, light fixtures or walls of your apartment.  Also, tacks, tape, nail, command strips, sticky tack, etc. is not permitted to be used on the walls or ceiling of any apartment.  Instead, please use the picture molding in the apartment. We have (FREE) hooks and line for you to use instead. Stop by the office to get some. Any evidence of tape or nail/tack holes in your apartment at move-out will result in charges to your security deposit.
